Section 1.1

Texas Tiny Homes is a Trend Setting, Award Winning, International Company with hundreds and hundreds of plan customers and plan design clients in 9 nations so far, including those in 48 US States. The Texas based company was launched on December 5th, 2012 by longtime luxury home builder and land developer, Bryan D. Smith. Bryan’s 43-year-old luxury home building company, Bryan Smith Homes is a well recognized brand in the North Texas housing market, which designed and built new homes in 10 different Dallas Fort Worth cities, including Preston Hollow and Las Colinas. Bryan has a reputation for designing and building some of the finest homes in its price range. Bryan Smith Homes has also developed three residential subdivisions in Dallas County totaling 175 single family lots.

Over the last 15 years a Tiny Home Movement began growing nationwide and Bryan recognized early on the need to provide tiny and small luxury homes in desirable and expected growth areas for the retiring baby boomer generation. Texas Tiny Homes is currently seeking investors and/or joint venture partners to help us fully launch the company to meet the growing Tiny and Small Homes demand.

With the cost of living going up and income becoming fixed or declining for retirees, we believe smaller, well built, energy efficient homes in targeted retirement locations will be very appealing to this desired demographic segment.

Section 1.2

Bryan has designed some trend setting tiny, small and mid-size home plans that are not only charming, but offer some of the same amenities and design features found in Bryan Smith Homes million dollar luxury homes. His unique tiny and small luxury homes have inspired architects, plan designers and home builders all over the country and his original design elements are now showing up in almost every new Farmhouse style home being built today, which were not seen prior to his plans being published in the online store. Texas Tiny Homes are green focused and some of the plans were designed for off-grid living and can include; solar and wind generated power to accommodate off grid living, due to their super energy efficient construction design and materials used. Some of our plans are sub-zero climate zone ready and capable.

Bryan set out to re-define, as well as dramatically raise the bar with tiny and small homes with the goal of offering our one-of-a-kind homes in locations baby boomers love; including lake communities such as; Lake Granbury, Possum Kingdom Lake, Lake Whitney, Lake Texoma, Richland Chambers Lake, Wimberley and Canyon Lake, and the Texas Hill Country.

Bryan is the originator of the “Tiny Home Village” concept and coined the term, “Villages” to describe his cluster of homes concept. No other tiny homes companies offered communities as part of their program back in 2012, as was featured on our website when it was first launched. The media and other builders grabbed ahold of the concept and that name and it became the keyword used when describing tiny home communities. His village concept was a vision that can provide rental income for retirees who are planning to move to resort towns per their choosing. Texas Tiny Homes website has very impressive online presence, and daily visits because of the local, state, national and global SEO package, our sister company, Brand To Market implemented into the Texas Tiny Homes website, which according to Texas billionaire, Mark Cuban adds around $100,000 in market value to Texas Tiny Homes.

Texas Tiny Homes is currently achieving 1st page search engine results with the top 3 search engines, (Google, Yahoo, Bing), when applying over (100) one hundred different industry related “search terms”.  Some of the search terms are geared towards different size homes, styles of architecture, and towns and states we plan to offer product in, but the global SEO implementation has now made Texas Tiny Homes an International Company, with customers in the United States, London, Canada, Germany, Russia, British Columbia, Slovakia, Romania, and Afghanistan.

Texas Tiny Homes also has 16,175 active social media followers and fans in Facebook, Twitter, Pinterest, Houzz and Youtube, (as of 9/27/2020), which provide additional exposure and on going growth opportunity. Followers add value to a brand that experts believe are worth a variable but considerable amount towards its net worth.

Texas Tiny Homes also has 1,112 subscribers in our MailChimp news email letters.

The Texas Tiny Homes website was synced with Google Analytics in early 2013 and has since procured 7,163,315 page views as of September 10, 2020, but now has over 7.5 million pageviews, as of January 2022.

With Google analytics, we are able to retrieve all sort of demographics from the dashboard about our viewers that can be used with any future marketing campaigns, as well as product designs and locations for our future residential developments. Our website is also synced with Google Webmaster Tools and Bing Webmaster Tools, which provide better search ranking results and all sort of beneficial statistics. Bryan is a SEO and marketing expert and handles the website updates, marketing and blog posts.

 

Section 1.5

Since 2013, Texas Tiny Homes has caught the eye of 20 + different television producers and/or reality show networks, as well as a lot of local news affiliates due to our local, state, national and global online presence, and because of our unique brand of affordable, but luxurious small homes.

“We began receiving calls and emails from media and TV executives midway through 2013 (our first year in business) to see if Texas Tiny Homes would be interested/available in being the featured builder on a weekly show centered around Texas Tiny Homes, and our customers/clients.” Some of TV show offers were for Texas Tiny Homes to be the builder of the week, featured in one of their episodes. Local news stations contacted us about being featured in a segment about the Tiny Home movement.  We currently have standing episode offers with multiple TV shows geared towards off grid living and tiny and small homes.

One of the most recent offers came from a UK TV Company, BriteSpark Films, whose email stated: “We’re making a show about off-grid homes, where we find people living off-grid whose homes need a renovation (a cool feature they want to add, or a problem they need solved), and our team make it happen. Going to be set in various locations throughout the US. In a similar vein to Treehouse Masters the show wants to bring people closer to nature and help them live in more sustainable ways. We have interest from US networks provided that we can find a good host who is enthusiastic, experienced in construction and good with people – from your website and experience I thought you might be interested in this. You’d of course be paid a fee, filming would likely start middle of next year (although the timescale is still very changeable). Do let me know if you’re interested! Best regards! “

According to a recent study compiled by Michael Neuman (Ph.D.) Associate Professor, Department of Landscape and Urban Planning and Elise Bright (Ph.D.) Professor, Department of Landscape and Urban Planning, Texas A & M University Systems, Texas is expected to explode in growth population over the next 25 years in an area being called, The Texas Urban Triangle. The Texas Urban Triangle consists of the area between and including the cities of Dallas, Fort Worth, Austin, San Antonio and Houston. This triangle area of Texas consists of 5 large counties that are projected to receive the bulk of the growth as follows

  • Harris County (5.2 million new residents by 2030)
  • Dallas County (3.4 million new residents by 2030)
  • Tarrant County (2.1 million new residents by 2030)
  • Bexar County (1.8 million new residents by 2030)
  • Travis County (1.2 million new residents by 2030)

In aggregate, these five counties are expected to increase their population by nearly 50 percent over the next 25 years.  The highest projected densities will be in Dallas (3,738 persons/sq. mile), Harris (2,903), and Tarrant (2,399).

 

Our main strategy will be focused on building model homes in these 5 counties with the vision to design and build hundreds, possibly thousands of homes during this amazing growth projection.

The online store has sold our original plan designs to customers in different 48 US states so far; including North Dakota, ConnecticutTexas, Oklahoma, Arkansas, Colorado, California, Washington, Oregon, Illinois, Minnesota, Vermont, New York, North Carolina, Virginia, Pennsylvanian, Mississippi, Louisiana, Kansas, South Dakota, South Carolina, Georgia, Michigan, Missouri, Nebraska, Kentucky, Ohio, Massachusetts, Iowa, Maine, Alabama, New Mexico, Maryland, New Jersey, Idaho, Florida, Wyoming, Arizona, Tennessee, New Hampshire, Nevada, Utah, Hawaii, Indiana, West Virginia, Montana and Wisconsin. 

The store has sold plans to multiple customers in more than half of the 48 states. Texas has the most plan customers and by a large margin, and many of them have not yet built and could be possible future built job clients. We have a long, detailed spreadsheet of all of our customers and their contact information, including which plan(s) they purchased.

One of the goals with the online store is to have clients building our plans in every state in America. Customers posting pictures of their homes under construction on their social media pages should stimulate new plan customers, as well as possible build jobs for Texas Tiny Homes.

Section 1.8

Texas Tiny Homes has several speculative projects that we would like to pursue right away and are currently seeking a solid investor or business partners to participate in the various ventures as presented below. Shares in Texas Tiny Homes are also available to a select few, as outlined below.
