New Plan Design – this is a new Texas Tiny Homes plan design in the works for a small, 3 bedroom, 2 bath luxury home for some of our Granbury lots. It will feature a simple, low cost to build elevation and amenities unlike most of our original, one-of-a-kind plans this size. However, it will be super energy efficient with its 2 X 6 exterior walls and close cell blown attic roof rafters. The homes heating and air conditioning system will be located in the much cooler attic environment and provide dramatically reduced utility bills. The main room of the home will feature a flat 10′ high ceiling and the rest of the home will have 9′ flat ceilings.
Healthy Home – the envelope of this home will be super tight, so we plan to install a fresh air system incorporated into the heating and air-conditioning unit that removes dead air and any toxic off gassing that develop inside the home from cooking, furniture, building products, etc.
Square Footage and Appraisal– the square footage for this plan has not been fully determined yet but the goal is to be under 1100 conditioned square feet. The design has now been handed off to one of our architects to produce it in their 3D Autocad, which will provide the exact footage, as well as 3D rendering of the exterior and interior. This home will have much smaller covered porch footage than most of our small luxury homes and are doing so in an effort to make it more affordable, and be more in line with what some of the other home builders are offering in the community. Most of our small home designs far exceed what they will appraise for due to their large covered porches, vaulted cathedral ceilings, exposed rafter tails, and standing metal seam roofs and lots of eye candy that dramatically increase the cost to build, but far exceed lender appraisals. This design was done to be more inline with the comparables for the community our lots are located in, but will still be one of the nicest new homes being built there.
This is a Sneak-Peek of Plan 731, an off-grid, super efficient, small luxury home that is ideal for arctic, sub-zero temperature climate locations. With its 10″ thick, dual exterior wall system, it will be very easy to maintain warm or cold temperatures inside the home depending on the season and your location.
This small luxury home is ideal for single persons or young couple just getting started or active senior couples wanting to downsize, or looking to build an affordable get-a-way home that is off grid and super energy efficient. These are 3 different exterior wall stud options that will soon be available for Plan 630. The current version of the plan in our online store features 2″ X 4″ exterior wall studs, but we’ll also offer a 2″ X 6″ exterior wall studs version, and a double 2″ X 4″ exterior wall studs version. The two new version will have a higher cost to construct than the current version because of the larger footprint, and additional material cost, but your savings on your utility bills or off grid batteries will be significant. With the double wall version below, which will have insulation in each wall section, and drywall in between the two walls, will make it so much easier to heat and cool the home, which can be a real challenge with off grid living.

Texas Tiny Homes custom designs construction plans for clients all over the country and this new one was designed for a couple down in the Texas Hill Country. The home will sit behind their main home and pool, and was designed as a backyard gym with an attached guest quarters. It will also serve as their pool, cabana house. This new Texas Hill Country style house plans has approximately 1640 square feet under roof; including the air-conditioned footage and the really large, wrap around covered porch.

The Hill Country style home includes a large wrap around porch on half the building. Their backyard home is 1650 square foot under roof and will be constructed on their 1.5 acre lot, behind their main house and next to their pool. The wife operates either a yoga business, or is a physical trainer with lots of clients. The attached suite features a full kitchen and is for out of town clients to book over night visits, as well as their out of town guests.
