Our Granbury Lots – New Construction – (We Sold Our Lots)

These pictures were taken yesterday in the Granbury Community we have purchased 12 lots so far. These site-built homes by other builders or individuals are obviously not “tiny”, nor are the ones we will be building in the community due to the minimum size requirements in the deed restrictions, but it’s a good sign to see new homes going up in the older development, and these larger homes provide added assurance we made the right decision with this community. There are also about 10 brand new modular homes that have been brought into the community since we started buying lots this time last year, which is another good sign and provides additional assurance we made a good decision. UPDATE: Due to the extreme price gouging with new home construction we are not available to build you a new home at this time!! Our wooded lots have an 800 square feet minimum requirement, but depending on the lot size, we can build you a larger home. We are planning to offer site-built luxury homes starting around $150K for the smaller footage requirement homes, including the land.

Barcroft Media – Five-Part Documentary Series

Barcoft Media, TV Series Tiny Homes,  Tiny Homes Documentary,  Tiny Home TV Shows A producer for Barcroft Media, a multimedia and productions company based in London and New York reached out to Texas Tiny Homes this week looking for some tiny small homes that are “really unique.”  She said one of the homes that will be featured in their five-part documentary series is in the shape of a dragon, one is a house on stilts and another is house made of mirrors, so in terms of our tiny home “we’re looking for something truly unique.”

Barcoft Media, TV Series Tiny Homes,  Tiny Homes Documentary,  Tiny Home TV Shows “We are currently producing a five-part documentary series for one of the world’s largest social media networks (it’s the one you’re thinking of but because they haven’t put out a press release we’re not supposed to name them yet). It’s got 2.19 billion monthly active users.
We’ll document home owners who are currently in the process of building or remodeling their homes – we will be capturing how people change their environments to bring themselves greater happiness and how they use their living space to mirror their passions, aspirations and identity. Essentially, we are interested in tapping into people’s creativity, ingenuity, engineering prowess, expertise in a particular area and determination to create the perfect living space for themselves and their families.

Top of our list of priorities is finding builds being worked on at the moment that could work for the series. We’ll be filming between June 23 and August 24 and can travel anywhere in the world. One area we would love to cover is tiny homes! I wondered if there was any chance you were involved in building a property at the moment that might fit this remit? We’re looking for somewhere that stands out in some way – besides it’s obvious big selling point of being a tiny house – a place that surprises you for its quirky and unusual interiors/exteriors.”

The casting director for the DIY Network TV show, “Building Off Grid” reached out to Texas Tiny Homes today to see if we, or any of our plan customers would be interested in being featured in a Season 3 Episode.

“We’re looking throughout the United States for folks who will soon be building an off-grid dwelling (i.e. starting within in the next few months). We cannot consider homes that are already underway.”

“All types of structures can be considered i.e. straw bale, earthship, tiny homes, yurts, container homes, earth-sheltered, log, stick-built, or whatever else your imagination comes up with! If you’re chosen for this project there is generous pay involved.

Composite Wall R-Values

Part of the allure with tiny and small homes is finding ways to live as economically as possible, as well as providing a zero, tiny or small carbon footprint. As a luxury home builder since 1977, my other company, Bryan Smith Homes helped pioneer energy efficient construction by trying out new products as they were introduced to the home building industry. Over the decades, I tried out a lot new energy saving products, but energy efficiency wasn’t a top priority of mine back then compared with the finish out details and the quality of construction I focused on the most Thermal break wall construction, Netzero construction, energy efficient wall construction, ZIP Panels, off grid new homes, Courtesy of Ecological Building Systems

As I began designing my first Netzero type of home for myself that will also serve as a model for a community in Granbury, Texas that we have purchased multiple lots in, I realized I needed to get up to speed with the latest products and construction methods now available. In my research, I discovered there so many more energy saving products available today than when I first start building homes, as well as new construction methods that provide some amazing results, including dual (double studs) wall systems like this example below.  Thermal break wall construction, Netzero construction, energy efficient wall construction, ZIP Panels, off grid new homes, Courtesy of Fine Home Building

Double wall construction has been around for a while in the colder climate zones, but it’s not been something home builders typically offer in the south. I now realize that not only does the dual wall approach provide more space for multiple insulation options that provide a much higher R value, that approach also provides a thermal break. I had heard “thermal break” mention over the years, mainly with windows, but didn’t fully understand what that meant until I began researching Netzero construction methods. I now understand and am implementing thermal break technology with some plans I’m currently designing and planning to build in Granbury. This article provides an excellent explanation for what “thermal break” means, and this article describes what “thermal bridging” is, why it’s important to avoid thermal bridging when building a Netzero type of home.

The first image above provides a “R value” break down with items typically used to construction new single family homes. I’m surprised “stone” doesn’t provide much R value, and is considerably less than brick. One of the exterior sheathing products I found that provides really high R value, as well as creates a thermal break, and it eliminates the need for a house wrap is called ZIP Panels.

I’m planning to use the R 12 Zip Panels on my personal home, and the exterior walls of the home will be framed with 2″ X 6″ wall studs, and insulated with R23 Rock Wool wall batts. Between the Zip Panels and the Rock Wool batts, and the 5 1/2″ inch thick stone on the lower portion of the home, and the 1/2 thick siding on 2nd story, the exterior walls of my home will have an R value of a little over R35, which is almost three times the required amount for Granbury’s climate zone. Thermal break wall construction, Netzero construction, energy efficient wall construction, ZIP Panels, off grid new homes,

Traditionally, windows and exterior doors have been the weakest energy efficiency link in a building envelope, providing very little R value, but there are some companies now offering R10 and R12 windows, which is quite a bit higher than most Energy Star rated windows.
